Vineyard Is Building a Business District From Scratch
Until the early 2000s, much of what is now Vineyard was the Geneva Steel mill, and its 1,750 acres were sold in 2005. The city grew from 139 residents in 2010 to about 16,000 by 2025, and almost everything in it is new: the Census Bureau's survey dates 94.8% of Vineyard's housing units to 2010 or later.
The commercial side is arriving now. Utah City, the master-planned "new downtown" announced in 2023 on the former Geneva Works site, plans more than 17 million square feet of mixed use. Huntsman Cancer Institute broke ground there in April 2025 on a 272,000 square foot campus scheduled to open in 2028. Bella's Market opened in November 2025 as Vineyard's first grocery store, and the Megaplex at Geneva opened in 2015 with 13 screens.
New buildings carry a specific key problem. Many are handed over on construction keys that general contractors, subcontractors, and inspectors have carried for months, and those keys should stop working before the first tenant opens. That handover is also the best moment to design a master key system around the people who will actually use the building. On the residential side, 55.3% of Vineyard homes are rented and a third sit in buildings of 10 or more units, so property managers juggle unit rekeys, mailbox locks, and shared amenity doors.
