American Fork's Mix of Big-Box Retail and 1900s Main Street
The Meadows, Woodbury Corp.'s shopping center at 949 Grassland Drive, covers 850,000 square feet on 130 acres between I-15 and State Street. Kohl's, Walmart, Home Depot, Cinemark, Best Buy, and Ross anchor it, with Target and Costco on neighboring lots. Retail at that scale means aluminum storefront doors with narrow-stile deadlocks, rear receiving doors with exit devices, and a steady stream of employees who have carried keys and moved on.
Downtown is a different job. The city's historic walking tour starts at Robinson Park, where a monument marks the wall of the 1853 Lake City Fort, and passes the 1911 Bank of American Fork building, City Hall from 1903, and Apollo Hall from the same year. Buildings of that age tend to have heavy wood doors, mortise lock pockets, and hardware added piecemeal over a century. The work there is careful: rebuild or rekey what can be saved, and fit new levers without cutting fresh holes in an old door.
Growth adds a third layer. The Census Bureau's estimate for American Fork rose 22.9% from 2020 to 2025, and a 2018 station-area plan calls for denser mixed-use buildings, with retail and office space, along 200 South near the FrontRunner station.
